Local demand

Visitors, professionals and a year-round city population.

Demand in Famagusta is more spread across the year than in the resort markets. Cultural and coastal visitors, families visiting students, academic and conference guests and professionals working in the city all book here.

That means fewer extreme summer peaks and more midweek and shoulder-season nights, provided the property is priced for the guest in front of it rather than for a holiday-let fantasy.

Property suitability and operations

What decides whether a Famagusta property works.

We assess the property before onboarding rather than listing it and hoping.

  • Building rules and neighbour expectations in residential blocks
  • Self-check-in, key handling and secure access without a concierge
  • Reliable air-conditioning, hot water and internet for working guests
  • Guest registration and arrival documentation as required locally
  • Parking and clear directions inside and around the old city
  • Cleaning and linen scheduling that supports back-to-back arrivals
  • Local maintenance contacts able to attend quickly when something fails

Owner reporting

Clear numbers, clear condition, no guesswork.

You receive reporting on bookings, income and relevant property costs, along with what happened at the property: what was cleaned, repaired, replaced or flagged for attention.

Approval for significant expenditure stays with you. Our job is to recommend, coordinate and report honestly, including when the answer is that a property is not performing and why.

Typical owner

Owners with one or two apartments, not a portfolio team.

Famagusta owners are often families or individual investors with one or two apartments, sometimes bought while a family member studied in the city and later kept as an asset.

Running that remotely through informal arrangements tends to work until it does not. A single accountable management team removes the phone calls, the last-minute cleaning problems and the uncertainty about condition.

The Mae Collection operating model

One management team for the property and the guests.

Property readiness, pricing, bookings, guest experience and owner reporting are managed as one operation in Famagusta.

01

Property

Preparation, condition, inspections, inventory and physical oversight.

02

Commercial

Positioning, pricing, booking channels and reservation management.

03

Guests

Communication, arrival, registration, support and check-out.

04

Operations

Cleaning, linen, access, maintenance and issue resolution.

05

Owner

Reporting, approvals, personal-use periods and clear oversight.

Famagusta questions

Answered plainly.

Is short-let demand only in summer?

No. Summer is strong, but visitor, academic and professional demand supports short-let bookings through much of the year, which suits owners who want steadier occupancy.

Will you rent to students on long tenancies?

No. We operate short-stay and longer guest bookings, not student tenancies. If a long residential let is the better answer for your property, we will say so.

How are guests screened?

Enquiries are reviewed, house rules are set out clearly and party bookings are declined. Protecting the property and the neighbours comes before an extra booking.

What about guest registration requirements?

Arrival documentation and any applicable registration requirements are confirmed in our property-specific compliance review, with appropriate local specialists or authorities where required. We do not provide legal, tax or accounting advice.

Who cleans between stays?

Cleaning and linen are coordinated by us around confirmed arrivals, with the apartment inspected after every stay.

What is the management fee?

Our standard North Cyprus management fee is 20% of Gross Accommodation Revenue. The fee covers management rather than every property cost. Gross Accommodation Revenue means accommodation revenue before platform and payment-processing deductions. Separately charged cleaning/laundry, refundable deposits, damage recoveries, taxes and pure pass-through costs are excluded. It includes non-refundable accommodation supplements and cancellation/no-show accommodation charges, but excludes refundable security authorisations and taxes collected for an authority. Portfolio and development pricing is bespoke or tiered.

Our preferred model pays guest/platform accommodation revenue directly to the owner. The Mae Collection Ltd invoices the owner for management fees and authorised owner costs. We act as management company/agent, not automatically as the statutory operator, applicant or permit holder. Owners remain responsible for appropriate short-let insurance; The Mae Collection is not an insurance adviser.
