Local demand

A town centre, a coastline and a mountain ridge in one market.

Guests come to Kyrenia for the harbour, restaurants, castle and the ease of walking to dinner, and separately for sea views, pools and quiet hillside villages a short drive inland. Those are different guests with different expectations.

The season runs longer here than in the resort markets, supported by year-round visitors, weekend arrivals from Türkiye and a steady flow of professional and business stays that keeps some occupancy in the shoulder months.

Property operations

What running a Kyrenia property involves week to week.

Kyrenia rewards properties that are easy to arrive at and easy to look after.

  • Arrival coordination for late flights, ferries and long drives
  • Parking realities in the town centre and around the harbour
  • Steep access roads and village routes that affect guest arrival notes
  • Private pool care, garden upkeep and irrigation for villas
  • Air-conditioning, boiler, water tank and generator checks before stays
  • Local trades who can attend the property the same day when needed
  • Noise and neighbour management in residential streets and buildings

Guest management

Someone answering in the same time zone as the guest.

Guests ask practical questions: where to park, how the air-conditioning works, which beach club to use, why the water pressure dropped. Answered quickly, none of it reaches the review. Left unanswered, all of it does.

We handle enquiries, screening, arrival, in-stay support and departure, and we keep house rules clear enough that the property is respected without the stay feeling policed.

Owner reporting

You should always know how the property is doing.

You receive reporting on bookings, income and relevant property costs, together with the operational detail that explains the numbers: which weeks sold, at what rates, and what was spent on the property.

Significant expenditure and improvements stay with you for approval. We recommend, coordinate and report, but the asset decisions remain yours.

The Mae Collection operating model

One operator. One point of responsibility.

The property, its commercial performance, the guest journey and the owner relationship are run as one connected operation in Kyrenia.

02

Positioning, pricing, booking channels and reservation management.

03

Guests

Communication, arrival, registration, support and check-out.

04

Cleaning, linen, access, maintenance and issue resolution.

05

Kyrenia questions

Answered plainly.

Is a town-centre apartment better than a villa?

Neither is better. Central apartments sell more nights across the year at lower rates, while villas earn more per booking in peak season. We tell you which pattern your property fits.

How is parking handled for guests?

We set out the parking position honestly in the listing and the arrival instructions, including where a car can be left overnight, because a surprise on arrival costs a review.

Do you take longer business stays?

Yes, where the property suits them. Longer professional bookings can stabilise occupancy outside the main season.

Who looks after the pool and garden?

We coordinate regular pool and garden maintenance with local specialists and inspect the results, rather than leaving it to whoever happens to be available.

Can you take over a property that is already listed?

Yes. We review the current setup, presentation, pricing and reviews, then rebuild the operation where it needs it.

What is the management fee?

Our standard North Cyprus management fee is 20% of Gross Accommodation Revenue. The fee covers management rather than every property cost. Gross Accommodation Revenue means accommodation revenue before platform and payment-processing deductions. Separately charged cleaning/laundry, refundable deposits, damage recoveries, taxes and pure pass-through costs are excluded. It includes non-refundable accommodation supplements and cancellation/no-show accommodation charges, but excludes refundable security authorisations and taxes collected for an authority. Portfolio and development pricing is bespoke or tiered.

Our preferred model pays guest/platform accommodation revenue directly to the owner. The Mae Collection Ltd invoices the owner for management fees and authorised owner costs. We act as management company/agent, not automatically as the statutory operator, applicant or permit holder. Owners remain responsible for appropriate short-let insurance; The Mae Collection is not an insurance adviser.
