Esentepe · Holiday Let Management

Your Esentepe residence. Overseen properly.

Esentepe is a coastal and resort market where most owners are somewhere else. The Mae Collection provides the local presence the property needs between stays as well as during them.

Local property types

Coastal developments, resort schemes and private villas.

The Esentepe stretch runs between the mountain ridge and the sea, with resort-style developments, golf-adjacent schemes, apartment blocks with shared pools and detached villas on larger plots.

Distances matter here. A property can be beautiful and still be twenty minutes from a supermarket or restaurant, which changes the guest it suits and the way the stay has to be prepared.

Guest demand

Who Esentepe suits.

01

Golf and leisure

Guests booking around golf, walking and quiet coastline rather than nightlife.

02

Families and groups

Villa stays where a private pool and space are the main attraction.

03

Couples

Sea-view apartments booked for calm shoulder-season breaks.

04

Longer stays

Extended winter bookings from guests escaping colder climates.

Remote-property oversight

What an absent owner actually needs.

Between bookings, a property in this area still needs attention.

  • Regular property checks when the residence is empty
  • Pool water quality, filtration and equipment monitoring
  • Garden, irrigation and outdoor-area upkeep through dry summers
  • Storm, damp and winter-weather checks on terraces and drainage
  • Water tank, pump, boiler and air-conditioning servicing
  • Development and site liaison for access, works and shared facilities
  • Photographic condition records so you can see the property yourself

Cleaning and guest logistics

Distance is an operational problem to solve, not an excuse.

Turnovers are planned around travel time, laundry capacity and confirmed arrival windows, with consumables, welcome provision and linen prepared in advance rather than collected on the day.

Arrival instructions are written for guests who have driven from the airport in the dark, and someone local is reachable when the gate code, the pool light or the hot water does not behave.

Typical owner

An overseas owner with a property to protect.

Most Esentepe owners we speak to bought as an investment, a retirement plan or a family base, and visit for a few weeks a year. The income matters, but the condition of the property matters more over ten years.

We report on bookings and income, and we report on the property itself: what needs attention, what was fixed, and what we recommend before it becomes expensive.

The Mae Collection operating model

One operator, accountable on the ground.

Property oversight, commercial management, guest operations and owner reporting are handled together, with one accountable point of contact.

01

Property

Preparation, condition, inspections, inventory and physical oversight.

02

Commercial

Positioning, pricing, booking channels and reservation management.

03

Guests

Communication, arrival, registration, support and check-out.

04

Operations

Cleaning, linen, access, maintenance and issue resolution.

05

Owner

Reporting, approvals, personal-use periods and clear oversight.

Esentepe questions

Answered plainly.

My property is empty for most of the winter. What happens to it?

It is checked on a regular schedule. Pool, water systems, damp, drainage and general condition are monitored, and you receive a record of what was seen rather than a reassurance that everything is fine.

Is golf demand enough to fill a property?

It supports bookings in spring and autumn, but no single source fills a calendar. We build a booking mix rather than relying on one type of guest.

How far from amenities is too far?

There is no fixed limit, but distance changes pricing and positioning. We are honest about it before launch instead of letting guests discover it.

Can you coordinate works before the property is launched?

Yes. We will say what is genuinely needed and coordinate agreed preparation works with suitable local specialists.

Do you deal with the development management company?

Yes, where the property sits on a managed site. Access, contractor procedures, facilities and short-stay rules are agreed with site management.

What is the management fee?

Our standard North Cyprus management fee is 20% of Gross Accommodation Revenue. The fee covers management rather than every property cost. Gross Accommodation Revenue means accommodation revenue before platform and payment-processing deductions. Separately charged cleaning/laundry, refundable deposits, damage recoveries, taxes and pure pass-through costs are excluded. It includes non-refundable accommodation supplements and cancellation/no-show accommodation charges, but excludes refundable security authorisations and taxes collected for an authority. Portfolio and development pricing is bespoke or tiered.

    Launch

No listing, booking acceptance or guest check-in before property-specific compliance go-live is GREEN. Signing an agreement alone does not authorise launch. Registration, permit, tax and approval outcomes cannot be promised.

Our preferred model pays guest/platform accommodation revenue directly to the owner. The Mae Collection Ltd invoices the owner for management fees and authorised owner costs. We act as management company/agent, not automatically as the statutory operator, applicant or permit holder. Owners remain responsible for appropriate short-let insurance; The Mae Collection is not an insurance adviser.
