Property-specific planning
Before launch, we review the property and build a realistic operating estimate around its location, specification, intended use and current readiness. Estimates are planning tools, not guaranteed income.

For property owners
Professional management of the bookings, guests, pricing, cleaning, property operations and local issues behind a successful short-stay property.
A property, not another job
Bookings are only one part of the operation. Guests need answers, cleaners need access, prices need attention and property issues need someone locally accountable.
The Mae Collection puts one operating structure around the property so the owner keeps control without coordinating every moving part.
Owner benefits
You keep control. We handle the operation.
Before launch, we review the property and build a realistic operating estimate around its location, specification, intended use and current readiness. Estimates are planning tools, not guaranteed income.
We do not rush properties live simply to start taking bookings. The property moves through review, readiness and property-specific compliance checks before launch.
Property status, next steps, your proposal, messages with our team and any Owner Operating Float costs are kept organised in your owner portal, so you can see what is happening without having to manage it yourself.
Routine property issues can be handled within agreed operating controls, while significant expenditure and major works remain subject to owner approval.

Who we work with
The Mae Collection is built for owners, not property sales, tenant finding, cleaning-only work or Airbnb arbitrage.
Owner control
The division is deliberate. You make the decisions that shape the asset. The Mae Collection manages the work needed to operate it day to day.

Owner visibility
Each owner has a private portal for their property. It shows where the property stands, the agreed next step, your readiness snapshot and proposal, and a conversation with The Mae Collection about that property.
Where an Owner Operating Float is held, every recorded movement and the remaining balance are shown, so you can see the costs charged against it without having to run the day-to-day operation.
Before onboarding progresses
We record the property condition, access arrangements, utilities, key information, operational requirements and outstanding actions before launch preparation progresses. This creates a clear starting point for both the owner and The Mae Collection.
Photographs and a list of follow-up actions may form part of the review where they help the property get ready.

Onboarding
After enquiry and consultation, we review the property, documentation, site, insurance and readiness. After the property review, we can prepare a property-specific 12-month operating estimate showing the assumptions used, expected seasonality, indicative accommodation revenue, The Mae Collection management fee and indicative owner proceeds. It is a planning estimate, not a guarantee.
A management agreement is followed by onboarding and compliance review. We do not accept bookings or launch a property until the required property-specific readiness and compliance checks are complete. Signing the agreement alone does not start bookings.

Yes. Owner-use periods remain under your control and are blocked from availability before bookings are accepted.
No. Significant expenditure, major repairs and improvements remain subject to owner approval. We coordinate the work once agreed.
Agreed operating controls allow routine issues and approved property costs to be dealt with without unnecessary delays. Significant expenditure, major repairs and improvements remain subject to owner approval. Where an owner operating float is held, relevant expenses are recorded against it so the owner can see the remaining balance and associated costs.
Where the booking and payment setup allows, accommodation revenue is paid directly to the owner. The Mae Collection invoices separately for its management fee and authorised owner costs.
No. Cleaning is one part of a wider operating system covering the property, commercial performance, guests, day-to-day operations and owner reporting.
North Cyprus is our sole live operating market. We review each property and development before agreeing a management scope.

GREEN
Launch
No listing, booking acceptance or guest check-in before property-specific compliance go-live is GREEN. Signing an agreement alone does not authorise launch. Registration, permit, tax and approval outcomes cannot be promised.
Our preferred model pays guest/platform accommodation revenue directly to the owner. The Mae Collection Ltd invoices the owner for management fees and authorised owner costs. We act as management company/agent, not automatically as the statutory operator, applicant or permit holder. Owners remain responsible for appropriate short-let insurance; The Mae Collection is not an insurance adviser.
Two ways to start
