Local property types

An apartment-heavy market built around resort developments.

Most of the İskele and Long Beach inventory is studio, one and two-bedroom apartments inside phased resort developments, often with shared pools, landscaped grounds, reception buildings and on-site facilities.

Two apartments in the same development can perform very differently. Floor level, aspect, distance from the pool and beach, block phase and the standard of the interior all affect what a guest will pay and what they will write afterwards.

Guest demand

Who books Long Beach.

01

Beach holidays

Families and couples booking summer weeks around the beach and pool facilities.

02

Shoulder-season stays

Spring and autumn visitors who travel for warmth, quiet and lower rates.

03

Repeat visitors

Guests returning to a development they already know and trust.

04

Longer winter stays

Extended bookings that hold occupancy through the quietest months.

Local operational realities

What operating inside a resort development involves.

Development procedures are not an afterthought here. They decide whether a guest arrival works.

  • Reception and security procedures for guest arrival and identification
  • Access cards, wristbands, keys, gate access and parking arrangements
  • Pool, spa, gym and shared-facility rules that apply to guests
  • Aidat and site service-charge arrangements, tracked and reported
  • Site management liaison for contractor access and works approvals
  • Electricity, water and internet accounts held in the correct name
  • Guest registration and arrival documentation as required locally

Cleaning and turnover

Turnovers on a resort site have their own logistics.

Summer changeovers arrive in clusters, often on the same days across a whole development, with linen, laundry, consumables and inspection all compressed into a few hours between departures and arrivals.

Cleaning is scheduled around confirmed arrival times rather than a fixed weekly slot, linen is rotated so a delayed load never delays a guest, and the apartment is checked after every stay so damage or wear is found by us and not by the next guest.

Typical owner

Bought from abroad, visited a few weeks a year.

Many İskele owners purchased off-plan from overseas, and have never lived on site. The property is an asset and a family holiday base at the same time.

That combination only works with someone locally accountable. Owner and family periods are blocked in the calendar before bookings are accepted, and the apartment is prepared for your arrival in the same way it is prepared for a guest.

The Mae Collection operating model

One management team for the apartment, the calendar and the guests.

Property condition, commercial positioning, bookings, guest experience and owner reporting are managed together rather than split across separate contacts.

01

Property

Preparation, condition, inspections, inventory and physical oversight.

02

Commercial

Positioning, pricing, booking channels and reservation management.

03

Guests

Communication, arrival, registration, support and check-out.

04

05

Reporting, approvals, personal-use periods and clear oversight.

İskele and Long Beach questions

Answered plainly.

How do guests get access when the development has a security gate?

We agree the arrival process with reception and site security in advance, including identification, access cards or wristbands and parking, so guests are expected rather than turned away.

Who handles aidat and site charges?

You remain responsible for them as the owner, but we track what applies to the property, coordinate with site management and include the position in your reporting.

Can guests use the pool, gym and spa?

That depends on the development. Some sites include facility use for guests, others restrict or charge for it. We confirm the rules for your site and set guest expectations before booking rather than after arrival.

My apartment is furnished for family use. Is that enough?

Not always. Short-stay use needs a working inventory, adequate bedding and linen sets, kitchen equipment, air-conditioning in usable condition and a safe, presentable interior. We will tell you honestly what is missing.

Can I keep summer weeks for my own family?

Yes. Owner-use periods are blocked before reservations are accepted. The trade-off in peak weeks is explained clearly so the decision is yours to make with the numbers in front of you.

What is the management fee?

Our standard North Cyprus management fee is 20% of Gross Accommodation Revenue. The fee covers management rather than every property cost. Gross Accommodation Revenue means accommodation revenue before platform and payment-processing deductions. Separately charged cleaning/laundry, refundable deposits, damage recoveries, taxes and pure pass-through costs are excluded. It includes non-refundable accommodation supplements and cancellation/no-show accommodation charges, but excludes refundable security authorisations and taxes collected for an authority. Portfolio and development pricing is bespoke or tiered.

Our preferred model pays guest/platform accommodation revenue directly to the owner. The Mae Collection Ltd invoices the owner for management fees and authorised owner costs. We act as management company/agent, not automatically as the statutory operator, applicant or permit holder. Owners remain responsible for appropriate short-let insurance; The Mae Collection is not an insurance adviser.
