How do you choose a holiday let manager in North Cyprus?

Compare how the property will actually be run, not just the commission or the number of booking platforms on offer.

Ask about coverage at your actual property

A manager saying they cover North Cyprus is only the starting point. Ask who attends your particular development or home, who holds authorised access and who coordinates an issue during a stay. Kyrenia, İskele, Esentepe and Famagusta are not interchangeable operational locations.

For a resort apartment, ask about experience working with site management and shared access arrangements. For a villa, establish how responsibilities for private outdoor areas and equipment are divided.

Look beyond the listing

Creating an Airbnb listing is not the same as managing a holiday let. Ask how pricing and availability are reviewed, how enquiries are handled, who prepares each arrival and how cleaning quality is checked. The answers should describe a connected operation rather than a collection of people you still have to coordinate yourself.

  • Who handles guest messages and access problems?
  • How are cleaning, linen and inspections organised between stays?
  • Who follows up unresolved repairs and complaints?
  • How are guest bookings kept separate from owner-use dates?
  • What reporting will you receive, and how are costs explained?

Compare the written scope and costs

Request a breakdown of the management fee and anything billed separately. Cleaning, linen, contractor work, photography and platform charges should not be hidden inside vague wording. Also ask how Gross Accommodation Revenue is defined before platform and payment-processing deductions when a percentage fee is calculated.

The Mae Collection’s standard North Cyprus fee is 20% of Gross Accommodation Revenue. Portfolio and development pricing is bespoke or tiered. Compare the scope and separate costs in the proposal, not that percentage alone. An income projection should explain its assumptions and should not be treated as a guaranteed return. Gross Accommodation Revenue means accommodation revenue before platform and payment-processing deductions. Separately charged cleaning/laundry, refundable deposits, damage recoveries, taxes and pure pass-through costs are excluded. It includes non-refundable accommodation supplements and cancellation/no-show accommodation charges, but excludes refundable security authorisations and taxes collected for an authority. Portfolio and development pricing is bespoke or tiered.

Confirm owner control and local checks

Discuss personal-use dates, spending approvals, access to reporting and what happens if you decide to end the agreement. Establish who is responsible for checking development rules and any applicable registration, permissions or insurance requirements for the property. Where specialist advice is needed, obtain it before accepting bookings.

Bring the details that make a proposal useful

Share the property's area and development, size, condition, furnishing status and intended owner-use periods. Note any known restrictions or access issues. These details allow a more useful discussion than a generic nightly-rate estimate.

The Mae Collection's role is to operate the short-stay business around the asset while the owner retains control of the property. A consultation can establish whether the home and the proposed operating arrangement are a suitable fit.
