How should you furnish a North Cyprus holiday let?

A holiday let needs more than attractive photographs. The inventory should work for guests, cleaners and the owner throughout the year.

Start with the property and its guests

Before buying furniture, decide who the property can comfortably accommodate and how it will be used. A resort apartment in İskele or Long Beach has different practical needs from a villa in Esentepe or a home around Kyrenia. Match dining seats, beds, storage and outdoor seating to the intended occupancy, rather than adding sleeping spaces simply to increase the advertised capacity.

Check the development's rules and the property's access arrangements before arranging deliveries. Lift dimensions, stairs and entry permissions can affect both installation and later replacements.

Choose for repeated use, not just the first photograph

Look for furniture that can be cleaned, repaired and replaced locally. Removable covers, practical surfaces and a consistent linen specification make turnovers simpler. Expensive pieces that need specialist care can add work without making a stay more comfortable.

Outdoor furniture should suit the exposure of the particular balcony, terrace or garden. Ask a local supplier about appropriate materials and agree where cushions and movable items will be stored when the property is empty.

Build a complete guest inventory

Walk through the property as though arriving for a stay, then check the following:

  • Comfortable beds, suitable bedding, curtains or blinds and accessible bedside lighting
  • Enough crockery, cutlery, cookware and dining seats for the advertised occupancy
  • Towels and spare linen appropriate to the cleaning and laundry arrangement
  • Working Wi-Fi, clear appliance instructions and accessible charging points
  • Usable storage, clothes hangers and practical space for luggage
  • A documented inventory and any safety equipment identified by the property assessment

Separate owner belongings from guest supplies

If you also use the home, keep personal possessions in lockable owner storage. Guests should not need to navigate private cupboards to find everyday items. Agree how the property is returned to guest-ready condition after an owner stay, including linen, consumables and any moved furniture.

Review the setup before accepting bookings

Test access, appliances and the inventory before photography and launch. Record what is present so future inspections can identify missing or damaged items, and clarify who approves and pays for replacements.

The Mae Collection coordinates the short-stay operation around the property, including cleaning, linen and routine maintenance. A property consultation is the place to discuss readiness, remaining purchases and the responsibilities that need to be agreed before launch.
